Plant Health Care for Commercial and Association Property

Plant health care is the part of grounds maintenance that decides how a property looks in August, and it is the part most often bought as a series of unrelated applications rather than as a program.

A program differs from a spray schedule in one respect that matters: it starts from what is actually wrong with the site. Turf that thins in the same corner every July does not have a fertilizer problem. It has a compaction, drainage or shade problem, and feeding it harder is an expensive way to avoid fixing that. We identify the cause first, then build the calendar around it.

Fertilizing

Turf feeding in northern Illinois is a timing question more than a product question. Cool season grasses do their real root work in spring and again in early autumn, and the autumn feeding is the one that carries a lawn through the following summer. It is also the one most often skipped, because by September the property already looks fine.

A commercial program is usually built on a small number of well timed applications rather than a long list of visits: an early season feeding with pre-emergent, a light late spring application, a summer treatment chosen for the conditions of that particular year rather than the calendar, and the autumn feeding that does most of the actual work.

Rates matter as much as timing. Over application on a commercial site produces surge growth, more mowing, more clippings and more disease pressure, and the excess runs off into the same detention basin the property is responsible for.

Weed Control

Weed control on managed property is mostly a turf density question. A thick stand of grass excludes most broadleaf weeds without any help at all, and thin turf will keep producing them no matter how often it is sprayed.

That is why the first pass is pre-emergent, timed to soil temperature rather than to a date on a calendar, so crabgrass is stopped before it germinates. Broadleaf work follows as spot treatment where it is actually needed rather than as blanket application across an entire property, which costs less and puts far less material into the ground.

Where a weed returns to the same place every year, the honest answer is almost always that turf cannot compete there: too much shade, too much foot traffic, poor drainage, or salt damage along a walk or drive. Disease and Insect Management

Disease and insect problems are managed on thresholds, not on sight. Not every fungus on a commercial lawn is worth treating, and not every insect found in a soil sample is doing damage worth the cost of controlling it.

What is worth watching in this region: summer patch and dollar spot on turf already under stress, grubs where there is a damage history rather than everywhere as a precaution, and scale, borers and mites on ornamental plantings, which usually announce themselves as slow decline long before anyone identifies the actual cause.

Monitoring is what keeps this affordable. A problem caught while it is still confined to one bed is a spot treatment. The same problem found in August is a replacement invoice. Pests and structural problems specific to trees are covered on our tree care page.

Aeration

Compaction is the most common cause of poor turf on commercial and association property, and the least often treated, because it stays invisible until the grass gives up.

Core aeration pulls plugs and opens the soil so that water, air and roots can move through it again. On any property with real foot traffic, event use or heavy clay, it does more for turf quality than an additional feeding will. Overseeding straight after aeration drops new seed into open holes rather than onto a hard surface, which is the whole difference between overseeding and throwing seed away.

Early autumn is the window in this climate. Aerating in midsummer heat stresses turf that is already struggling, and spring aeration opens the soil at exactly the moment crabgrass is looking for somewhere to germinate.

What a Soil Test Actually Tells You

Most commercial properties have never had one, which means their fertility program is a guess that gets repeated annually.

A soil test returns pH, organic matter and the major nutrients, and on Chicagoland sites the answer is frequently that pH, not nutrition, is the limiting factor. Nutrients that are present but locked up by pH do not feed anything, and adding more of them changes nothing except the invoice. Correcting pH is slow, inexpensive and usually the single highest return action available on a struggling site.

It also settles arguments. When a board or a public works director asks why a lawn is not responding, a soil test is a better answer than an opinion, and it turns the following season from a repeat order into an actual decision.
